Rotherham Panattoni Park - Gutter Clearing+Rooflight Clean

BEFORE

The images show the condition of the gutters prior to any maintenance being carried out on a commercial building that is just two years old. Despite the building's relatively recent construction, a significant build-up of organic matter has accumulated throughout the gutter system. This level of contamination can easily go unnoticed from ground level but has the potential to restrict water flow, leading to standing water, overflowing gutters, and unnecessary strain on the drainage system. Left unchecked, this can increase the risk of water ingress, damage to the building's facade and foundations, and premature deterioration of the guttering itself. These photographs highlight why regular gutter inspections and preventative maintenance are essential, regardless of a building's age, to protect both the property and the long-term investment.

AFTER

The transformation following the gutter cleaning is clear to see. All gutters were thoroughly swept clean, with every outlet carefully cleared to ensure the free flow of rainwater and to prevent any future blockages caused by trapped debris. Once cleaned, each outlet was flow-tested to confirm correct drainage, and the entire guttering system was inspected for any visible leaks, defects, or signs of damage to the gutters and surrounding roof area.

As part of the project, the rooflights also underwent a full clean, removing the build-up of bird lime, algae, and other contaminants that had accumulated on the surface. Restoring the rooflights to a clean, clear finish not only significantly improves the appearance of the building but also allows the maximum amount of natural light to pass through, returning them to the condition they were originally designed to provide.

TREATT Bury St Edmonds - Gutter Clear

BEFORE

As part of Treatt's planned five-year external maintenance programme, we carried out a comprehensive gutter cleaning service across the facility. As a manufacturer of natural extracts and ingredients for the food and beverage industry, maintaining a clean, well-presented, and properly functioning building exterior is an important part of protecting the site and supporting high operational standards.

Although the gutter system remained structurally sound, a build-up of organic debris had accumulated over time, restricting the free flow of rainwater. If left untreated, this debris can lead to standing water, overflowing gutters, and unnecessary stress on the drainage system, increasing the risk of water ingress, staining to the building façade, and long-term damage to the property.

AFTER

Following completion of the gutter cleaning works, the entire drainage system was restored to full working order. All accumulated organic debris was safely removed, gutter outlets were cleared and inspected, and the system was flow-tested to confirm unrestricted water movement and effective drainage. The completed works have significantly improved the building's ability to manage rainwater, reducing the risk of blockages, overflow, and water-related damage. In addition to the functional benefits, the clean gutter system greatly enhances the overall appearance of the facility, reinforcing the high standards of housekeeping expected within a food and beverage manufacturing environment. This proactive maintenance not only protects the building from costly future repairs but also helps extend the service life of the guttering system, ensuring Treatt's facility remains well maintained, professional in appearance, and fit for purpose.

Dartford Crossway - 245,000 sq ft!

Before

The images below show the condition of the gutter system prior to maintenance at a newly constructed commercial warehouse located at Dartford Crossways. Covering approximately 245,000 square feet, this is one of the largest projects completed by UNIFIED to date. Although the building was only 12 months old and had not yet been occupied by a tenant, a considerable amount of construction debris, wind-blown material, and organic matter had already accumulated within the gutters. Without routine maintenance, these deposits can quickly restrict water flow, causing standing water, blocked outlets, and overflowing gutters, ultimately increasing the risk of water ingress and unnecessary strain on the building's drainage system. This project demonstrates that even newly built commercial properties require proactive gutter inspections and maintenance to protect the asset, preserve the building's condition, and ensure it is ready for occupation.

After

Following completion of the gutter cleaning works, the entire rainwater drainage system was restored to full operational condition. All construction debris, organic matter, and wind-blown materials were carefully removed from the gutters, with every outlet thoroughly cleared, inspected, and flow-tested to ensure unrestricted drainage throughout the system. The result is a clean, free-flowing gutter network capable of performing exactly as intended, significantly reducing the risk of standing water, overflow, and future water damage. Given the scale of this 245,000 sq ft warehouse, carrying out this preventative maintenance before the building is occupied provides the future tenant with confidence that the property has been prepared to a high standard. Completing these works at such an early stage also helps protect the building fabric, extends the lifespan of the guttering system, and ensures the asset remains in excellent condition from day one.

Purfleet upon Thames. 343,281 SQFT!

Before

This 343,000 sq ft commercial facility required a full gutter clearance and drainage inspection due to significant debris accumulation throughout the system. Over time, leaves, sediment and organic matter had built up within the gutters, restricting water flow and increasing the risk of overflowing water and potential damage to the building fabric. As shown in the before photographs, debris was present along large sections of the gutter runs and around outlet locations. Our team carried out a comprehensive inspection of the entire system, removing all gutter outlets to check for blockages and ensure the downpipes were free-flowing prior to commencing the clean.

After

Following completion of the works, all gutters were thoroughly swept and cleared, with all waste materials safely removed from site. Gutter outlets were dismantled, inspected and fully cleaned to ensure unrestricted drainage, before being reinstated and flow tested to confirm correct operation across the entire system. The after photographs show clean, debris-free gutters and a fully functioning rainwater system, helping to protect the building from water ingress and maintain the long-term performance of the property.
